Spruce Square

Located in the Spruce Hill neighborhood of Philadelphia, this project is in close proximity to the University of Pennsylvania and was developed as mixed-use, with one- and two-bedroom residential units on the upper floors and a retail space on the street level. The basement includes storage, mechanical rooms, as well as a bicycle room for the building’s tenants.

The retail space includes approximately 5,720 square feet of leasable space, and the three floors above total 21 residential units. The floor plates for each of the residential floors are the same. Of particular interest in the project is a roof deck, which will is a common space, available for use by all of the building’s tenants.
